Who You Gonna Call? Part 1: Audience Participation

One of the wonderful things about being part of networked conversations is that you often end up having awesome discussions with people many thousands of miles away.  This post is the result of such a conversation — thank you Kelley Kohler.  You rock.

This part is short, and requires your participation:

Realtors almost universally represent themselves when they need to sell their homes for whatever reason.  I suppose if you can’t get yourself to list your own house, your sphere of influence must truly suck.

But what if you couldn’t sell your own home for some reason?  Say you were going to be out of the country with no phone or Web access for a few months, but had to sell your house in the meantime.  You will have to entrust the sale of your own house to whoever you’d hire with minimal supervision or interference.

Who would you use?  And why?

  1. I've always used a pro to help me do anything real estate. I am also probably the worst backseat driver in the history of backseat drivers, but where real estate is concerned, I use them to tell me what I'm missing, and what I haven't thought of, and then having a good cop/bad cop to get the deal done is a premium and worth every single penny.

  2. If he worked in my market I'd pick Matt Jones for the reasons cited. Here in Hopkinton Beth Maguire would be my choice since in addition to being utterly trustworthy, she is the epitome of good-heartedness. [Disclaimer: I can make these picks knowing that, In either case, I'd be in the passenger seat driving the internet marketing anyway ;-)]

  3. I have several agent friends that I like and trust well enough to sell my house. I would also be an obnoxious “back-seat agent”! I sold an out-of-my-area investment property 3 years ago and just about drove that agent to drink, but he was my (future) son-in-law, so I bought him the liquor! He was well-paid to put up with me, so all is well.

    I would pick an agent that aligned with my personality and expectations.

    I would pick someone with experience, ethics, sales ability, responsiveness, and understood Fiduciary duties. I would also want someone well established in the market where my home was located with relationships with the working real estate agents.

    Someone like Kris & Steve Berg come to mind….

  5. Yes I would use nearly all of the traits that most have talked about. Trust, experience, and skill but I would also pick someone who is skill at negotiating. By negotiating I am not talking about pounding the buyer the get every dollar out of them. I am talking about someone who knows how to keep negotiating going so the contract is signed and closed. Someone who understands that if I want to sale and the buyer wants to buy everyone keeps working till it is a win win situation. To often I see the agents get to involved in winning and losing themselves and lose the sale for the seller and buyer that just want it done. There are a lot of good agents that can do this but there are even more that do not get it. If you want me to pick one I would pick Jerry Hill.
