Realtor.com is the for profit, 800Lb Gorilla sitting in its easy chair eating potato chips with a the remote in one hand and a cold Hamms in the other waiting for the phone to ring. To those who have an understanding of where the real estate business is headed online…Data is king. We don’t need a slick salesman selling us "Gold Plated Banner Ads" at $$$$/month. If RPR provides packaged data for a Realtor to use through an API, then we can all utilize information like appraisal history, mortgage history, tax assessment history, land development history, permit history, etc, etc. to help create accurate property descriptions and market valuations.

I guess it's inevitable that a super MLS would happen, but since real estate is practiced locally I don't think it will have much effect on my ability to understand my local market. I'm all for better tools, from what I gather from talking to other Realtors across the country my MLS is rather limited in the tools it provides, but won't this devalue one of the biggest things we local Realtors have to offer, which is access?

Was NAR truly thinking in my best interests when they developed this?

I was at the NAR Conference a few days ago when NAR brought this up at a MLS Forum. The crowd was in shock and overall sounded angry. NAR never did answer any questions with a yes or no but side-stepped most of them. They said that they did not expect to charge agents to access the system but never said they wouldn't. They wanted our MLS data but would not compensate us. When asked about selling the mls data to third party companies, other than the crunched data value to Fannie, Freddie, and wall street, they only said it was not in their plan at this time. I like the idea of this but not the way they have handled it and afraid that it will kill our MLS and hurt us as agents and brokers when it comes time to writing offers, BPO's, even listing a home at current market value.

I guess we will have to wait and see if it survives the next couple of months.

I think Dale is talking about what the MLS are paying public record providers per year across the country. This project becomes worthless if MLS do not submit data which I think brokers are going to have a hard time with allowing without a revenue share coming from NAR's supposed sales of RVM reports to federal agencies which probably will have another source by the time this gets completed. Additionally LPS will be providing the Public Records Data. How are they going to integrate with MLS that are use to custom integration? An API, written by who and when? What about non disclosure states where sales info is not given such as Texas, Mississippi, Alabama, New Mexico and more. What about the states they currently do not have data or where the data is sketchy? (There are many.) By the way when there are errors, who do we call? Oh and finally, how will they display county tax mapping where the county does not have a GIS? Many things to think about.

Rob

I have only had a chance to scan your post, and want to re-read and digest. I am an broker who does commercial work only. In our market there is little to no commercial work done in the local MLS systems. I do not see how this can be effective at all in markets like ours.

I applaud your post and wish to add saga of travel agents all over the globe .The time came for real estate industry . The way to earn money is to be information provider and interpreter . Even now in scope of realtor .com and gazillion other web sites we needed less and less as the information providers . The source of information our listings and our transactions was and is bastardized all over the web with mostly our blessing . But still I feel public needs interpreters but with the advent more and more precise data it will take our place . Maybe not 100% but 50 it is like saying we are on sinking ship and only half of rafts are provided how you get the point across. Solutions look at NAR failed attemptsts at commercial market and draw inspiration form that.Secondly provide enough separation between NAR and realtor.com one has nothing to do with other but in lot of respect become synonymous. Also stop MLS's from requiring agents to be part of NAR and right there this will change the picture.

If the NAR can wipe the playing field clean or at least severely reduce it, that's when they can start charging the fees. I would much rather have a local monopoly than a national one. I'm sure the NAR is having a lot of trouble maintaining membership and it's not going to get any better, so this is the next logical way to stay alive and dominate. Admittedly I am not much of an NAR fan, especially when I see some of the shenanigans that go on in my state.
