Justme -

I don't want every single property to have its own comment. I could see how my examples might suggest such a thing, but my real point is that real estate agents need to do more to establish their bona fides. That when they speak, it needs to cut through the babble, as you've put it.

The particular user wants to open up the MLS to user-generated content, but wants to restrict agents from commenting. That's ludicrous. If you're going to court the public's opinion, then the professional's opinion leadership is critical to counterbalance it.

In other words, everything you say in the third paragraph is valuable. I'm not suggesting that everyone open up a listing or a website for comment from the peanut gallery. I AM suggesting that IF you do open up, then you MUST control the discussion as a professional, and allow your real estate agents to control the dialogue through their expert opinions.

GIGO is absolutely right; my point is that if you're going to have any I/O at all, then you'd better make sure that you've got professionals inputting non-garbage.

And you think every single property should have it's own commentary space? There is so much babble out there already, there is a point coming very soon where the babble will become unimportant, just like the sidebar advertising on most sites. Do you even see the ads? I don't. If they are flashing ones, I find them so irritating I leave the site.

There seems to be a generation of people who want to comment on everything they can, and rarely are they intelligent comments. They rant, they rage, they can't spell for sh?!, and yet they think someone else will be swayed by their vomit. And you think a sellers listing agent should take time to respond to each of these posts? Adding credibility to someone who deserves none.

No, for me, I want a clean review of properties. I don't want the general public's opinions, because I do not value them. I want the house stats, the link to the county tax records, and the agents marketing comments, and a lot of pictures. I want a map, I want a plat map too. Other than that, more info is just GIGO.

These are some of the issues we already face with Zillow, when the zestimate is out of whack with the comps and list price. I welcome this dialog! It is my job to support my client's carefully positioned pricing. If we are incorrectly priced, the market will let us know and we can adjust.
